Tile Roofers In Cleveland
Licensed Tile Roofers In Cleveland
Storm Call Roofing provides tile roof repairs, tile roof restorations, roof replacement and roof installation throughout Cleveland. Tiled roofs are the whole focus of what we do, which matters in a suburb with as much variety in roof age and roof type as this one has.
We work across homes, canal front properties, townhouse complexes and commercial buildings, and we deal with body corporates, strata managers and property managers as readily as with owners. Every inspection comes with a free quote and an honest account of the roof's condition.
About Cleveland
Cleveland is the administrative and commercial centre of Redland City, sitting on the bay with the ferry terminal at Toondah Harbour and the older homes out along Cleveland Point. It is one of the more varied suburbs on this part of the coast, with post war cottages, 1970s and 1980s brick and tile homes, the canal estate at Raby Bay and a steady supply of newer townhouse developments.
That variety means there is no single Cleveland roof. On the older streets near the Point you will find terracotta tile that has been up for well over half a century, while a few minutes away there are concrete tile roofs from the 1980s and modern complexes barely into their second decade.
What the whole suburb shares is its position. Cleveland is out on a point with water on two sides, so it gets wind and salt from more directions than most bayside suburbs, and the canal front streets at Raby Bay add constant humidity on top of it.
Common Tile Roof Problems On Cleveland Homes
Because the housing stock is so mixed, the work varies more here than in a single era estate, but the recurring issues are consistent enough.
- Perished bedding and pointing on older terracotta roofs around Cleveland Point
- Salt corrosion in valley irons, flashings and gutters, worse on the canal front and the exposed bay side
- Capping movement and slipped tiles after strong onshore winds
- Leaks at penetrations on newer complexes, around vents, skylights and solar mounts
- Moss and lichen in the damp, shaded and humid spots, particularly on canal front roofs
- Blocked gutters and undersized or choked downpipes struggling in heavy summer rain
Older terracotta and 1980s concrete tile need different handling, and so does a ten year old townhouse complex. The first job on any of them is working out what you have actually got.
Older Terracotta And Newer Complexes
A terracotta roof from the middle of last century is usually worth keeping. The tiles themselves are often in better condition than people expect, and what has failed is the mortar holding the ridge capping and sometimes the valley irons underneath. Re-bedding, repointing and replacing the broken tiles can give a roof like that a long second life.
Newer townhouse and unit complexes present a different problem. The roofs are young, so the tiles and the pointing are generally fine, and the leaks come almost entirely from penetrations. Every vent, skylight, whirlybird and solar mount is a hole in the roof that depends on its flashing, and that is where water gets in.
For body corporates and strata managers that distinction is worth knowing, because the two situations call for completely different budgets. One is a restoration. The other is usually a handful of targeted repairs.
