About Birkdale

Birkdale is a quiet residential suburb in Redland City, sitting between Capalaba and the bay at Wellington Point, with the Cleveland rail line running through it. Most of the suburb was built out between the 1970s and the 1990s, largely as single storey brick and tile homes on comfortable blocks, with pockets of newer infill since.

It is a suburb of ageing roofs rather than failing ones. If you own a tiled roof in Birkdale that has not been touched in decades, the two things most likely to be letting water in are the valleys and the capping. Both are metal or mortar rather than tile, and both have a shorter life than the tiles sitting around them.

A valley iron is the metal channel running down the join where two roof planes meet, and it carries a surprising volume of water. Once rust takes hold, usually under years of trapped leaf litter, water escapes under the tiles instead of running off. Replacing valley irons means lifting the tiles either side, fitting new metal and resetting the tiles, and it is ordinary work for a tiled roof specialist.

Ridge capping fails differently. The mortar bed goes brittle, the pointing cracks, and the capping starts to move. Re-bedding and repointing is the fix, and done with a flexible compound it does not come back in a few seasons the way rigid mortar does.
